Commercial Financing

INFORMATION ON THE APPLICANT

  • Name of the Company, business address and phone number,
  • Company’s date of incorporation.
  • Details about nature and history of the Company.
  • Names of all Shareholders, their address and phone number, percentage of shares they each own, their Personal Net Worth Statements (signed and dated), and personal resumes.
  • Names, addresses and phone numbers of company’s bankers, Accountants and Solicitors.
  • Last 3 years financial statements of Company and any related companies.
  • Bank Reference Letters
  • Copies of two pieces of identification
  • Void cheque

INFORMATION OF PROPERTY

Purchase Details (Copy of Offer to Purchase).

Details of any existing financing being assumed, including, Amount, Rate, Maturity Date, Payments, Privileges, Special Clauses, Mortgage Number, and Name, Address and phone number of the mortgagee. A copy of the Mortgage document would be useful.

Summary of leases including name and history of tenant, number of square feet per tenant, rental rate, gross or net, date lease commenced, date lease matures and details of renewal options. Also list vacant space. Copies of all actual leases, offers to lease or letters of intent, must be supplied.

Last years actual operating statement for property.

Statement of Income and Expenses:

Description of Property

Civic address, location, type and size of building, side of site, number of suites or units, square footage of units, legal description, zoning, type of construction, ceiling heights, any comparables you know of.

Eventually an appraisal report will be required.

IF CONDOMINIUM

  • Copy of Condominium Application for approval or approval letter
  • Condominium Declaration, including budget for common area expenses.
  • Condominium By-Laws
  • Condominium Corporation Registration – to be supplied when available.
  • Details of Condominium Property Management Company – names, address, phone number, and resume.

IF APARTMENT BUILDING

  • Rent Registration
  • Copy of last Rent Review Order
  • Copy of any current Rent Review Application.
